Wildfire safety changes are coming

San Diego is preparing to roll out new wildfire safety regulations that will affect most of the city – including Scripps Ranch.
These changes are based on updated fire science and are designed to reduce the risk of homes igniting during wind-driven wildfires.
What’s Changing: California and the City of San Diego are rolling out a new set of fire safety requirements focused on “Zone Zero,” the first five feet immediately around every home or structure. Previously, most defensible space rules were focused on the space beyond 5 feet. Now, the 0-5-foot zone will be regulated. Even a single ember can ignite flammable materials close to a structure.
Why This Matters in Scripps Ranch: Neighborhoods like Scripps Ranch are part of San Diego’s Very High Fire Hazard Severity Zones, areas where homes sit close to open space, canyons and vegetation. During large wildfire events – including the 2003 Cedar Fire – thousands of homes were threatened at once. Firefighters can protect individual homes, but they can’t defend entire neighborhoods simultaneously. Homes that are better prepared are more likely to survive even when firefighters cannot be on every street.
When the new rules take effect
• February 2026 – New construction
• February 2027 – Existing homes
That gives homeowners time to learn about the changes and plan thoughtfully.
What happens next: The state is still finalizing details, including possible exemptions for less-flammable plants, such as certain succulents.
